Project Overview

Gemini AMPM Ltd delivered the full integrated fire and life safety, access control, CCTV, intruder, and gas suppression systems across both buildings of this landmark City of London campus refurbishment, from design stage through to formal handover and Practical Completion.

A City Campus Reimagined
Peterborough Court and Daniel House form a prestigious dual-building commercial campus on Fleet Street in the heart of the City of London. The full Category A and shell-and-core refurbishment, led by Mace Interiors on behalf of CBRE, required every element of fire and life safety, security, and intelligent building infrastructure to be designed, installed, commissioned, and handed over to the highest standard.

Gemini AMPM Ltd were appointed as the fire and life safety systems subcontractor, responsible for the full integrated electronic systems scope across both buildings. From design stage through commissioning, independently witnessed
testing, formal certification, and a 14-day monitored soak test, the project achieved Practical Completion on 13 March 2026 with BCO sign-off confirmed the same day.

The project demanded the highest standards of technical coordination across the campus-networked fire alarm system, multi-technology access control integration, and full alignment of all systems with the OFR Consultants fire strategy and
Chapman BDSP cause-and-effect matrices.

Fire Detection & Alarm

Advanced Electronics MxPro 5 campus-networked system across 28 nodes spanning both buildings. Over 3,200 Hochiki addressable field devices across all floors, plant areas, and risers. Cause-and-effect programming aligned to OFR fire strategy and Chapman BDSP C&E matrices. Nimbus Connect BMS interface integrated.

Public Address & Voice Alarm

Baldwin Boxall Vigil 3 PAVA system providing intelligible voice evacuation messaging throughout all floors and common areas. Full staged evacuation capability with zoned control and EN 54-16 compliant amplification.

Disabled Refuge & Toilet Alarm

Baldwin Boxall Omnicare Plus disabled refuge and emergency assistance alarm system with full two-way speech at all refuge points. Compliant with BS 5839-9:2021 and supporting BS 8300 accessibility requirements.

Access Control

Genetec Security Center Synergis platform with HID Global readers. Speed gates, QR code access, Apple Wallet and CBRE app integration, and HID face recognition video door entry.

Hikvision IP camera system with over 130 cameras covering all entrances, public areas, plant rooms, and service zones. Rack build, decoder, and video wall installation by Gemini. Compliant with BS EN 62676 and GDPR.

Ajax Systems wireless intruder detection across 81 confirmed devices. Grade 2 wireless security with cloud-managed reporting, minimising installation disruption during the live refurbishment programme. Installed under NSI NCP104 accreditation.

Gas Suppression

IG55 inert gas suppression protecting high-value MER and SER plant rooms. Designed to ISO 14520 / BS EN 15004 to suppress fire without residual agent damage to critical electrical infrastructure.

Aspirating Smoke Detection

ASD installed across multiple critical zones providing earliest possible pre-alarm smoke detection across plantrooms, voids, and server environments. Sampling pipe networks optimised for airflow and detection sensitivity.

Fire Curtains

Fire curtain interfaces designed and commissioned in coordination with the specialist fire curtain contractor. All curtain release triggers and interconnections are captured within the fire alarm commissioning certificate. Interface testing was witnessed by HDR during formal C&E verification.

Video Door Entry

HID-based video door entry with integrated face recognition at controlled building entry points. Fully integrated into the Genetec Security Center access control platform for unified management and audit trail.
