Four roof voids,
four fire compartments.
Moat is a charitable registered housing provider, and the four blocks at St Giles Crescent in Maldon were occupied throughout. Gemini AMPM compartmentalised the open roof spaces of all four blocks: fire rated partitions, fire batts and intumescent seals rated to BS 476 Part 20, with a photographic record for every location.

The roof voids above blocks 57 to 93 ran open, which meant a fire starting over one home had a clear path over its neighbours. The remedy, repeated across each of the four blocks: forty square metres of stud partition faced in fire rated board to divide the void, thirty fire batt seals, a hundred intumescent mastic seals rated up to four hours in accordance with BS 476 Part 20, high expansion seals at the awkward penetrations, and a renewed frame with a one hour fire check door giving maintained access into each void.

Compartment partitions
Stud partitions faced in fire rated board dividing each block’s roof void, fixed to walls and rafters with close screw centres per the specification.
Penetration sealing
Fire batts, intumescent mastic rated up to four hours to BS 476 Part 20, and high expansion seals across all four blocks.
Fire check access doors
A renewed frame and one hour plywood faced fire check door per block, hung on steel hinges with routed intumescent strips.

Before and after photographic evidence per location, per block, filed for the provider’s compliance record.

Because this ran under the housing provider’s straight to works programme, the paperwork was the point: each block closed out with a photographic completion pack, before and after at every location, alongside the FIRAS fire stopping job record for the penetration sealing visits. Occupied blocks, no decants, and a landlord left holding evidence rather than assurances. It is the same discipline we bring to every compartmentation project: the work has to be right, and it has to be provable years later by someone who never saw it done.
