365 Building Services delivered a full air handling unit replacement at Utilita Energy’s head office, Hutwood Court in Chandlers Ford. Gemini AMPM was appointed by 365 to deliver the complete ductwork package: strip out the existing runs, install new ductwork to the replacement units and lag every external run, with the building occupied throughout.

The brief

An occupied HQ, and ductwork
that couldn’t simply reconnect.

Hutwood Court is Utilita’s headquarters, so the building had to keep working while its life-expired air handling units came off the roofs. 365 Building Services led the project as principal contractor: the AHU replacement itself, design coordination and the crane lift planning, to a design by Hulley & Kirkwood Consulting Engineers. What 365 needed was a ventilation specialist for the ductwork: the existing runs could not simply be reconnected to the new units. They had to be stripped out, replaced with new ductwork matched to the replacement AHUs, and lagged, all sequenced around the lift programme and the other works on the Central, East and West roofs. Redundant lagged pipework to the old frost coils also needed removing across all three roof areas once the old units were isolated.

We started with a site survey led by our Head of Ventilation and our ductwork installer, checking every system, attenuator and connection point against the consultant’s design, then agreed a clear scope split with 365 so every party knew exactly where their work started and stopped. Our RAMS and works programme were built around 365’s two planned crane lifts: Central and East roofs stripped concurrently and cleared in the first lift, new ductwork installed, connected and lagged behind it, then the West roof following the same sequence around the second lift. Working to 365’s phasing kept disruption to the occupied building to a minimum and meant the plant was never all offline at once.

Strip-out & lift-day support

Existing ductwork and redundant frost-coil pipework removed across the Central, East and West roofs, prepared for slinging so it lifted clear with the old AHUs; our team on the roof and at ground level on both crane days, sorting scrap into the client’s waste streams.

New ductwork, supplied & connected

New ductwork supplied, installed and connected to the replacement air handling units, built to Hulley & Kirkwood’s design and checked system by system against every attenuator and connection point from the pre-start survey.

External lagging

Every external run insulated and clad once connected, protecting the new ductwork from the weather from day one rather than as an afterthought.

Sequencing around a live HQ

Our package phased to 365’s two crane lifts under an agreed scope split, RAMS and works programme, so the occupied building kept working and the plant was never all offline at once.

Where it stands

Central and East complete,
West following the same sequence.

On lift days our team worked alongside 365 and the crane company, preparing the redundant ductwork and pipework so it could be slung and lifted clear of the roof with the old AHUs. At ground level we helped sort the scrap into the client’s skips and recycling areas, keeping the car park clear and the waste stream properly separated. Between lifts our installers fitted and connected the new ductwork, then insulated and clad every external run against the weather.

The Central and East roofs now carry new, properly lagged ductwork serving modern AHUs, installed to the consultant’s design, with the West roof completing the same sequence around the second crane lift.
