Two buildings done right,
an estate that followed.
Chiswick Business Park is one of London’s flagship office estates, and its buildings answer to the same fire safety duties as any other. Across Buildings 1 and 3, Gemini AMPM remediated the common part fire doors and sealed the service penetrations, from undercroft to roof plant, with four FIRAS certificates behind the work and a programme that has since extended across the park.
Eighty doors, two dozen
plant rooms, one standard.
The fire doors came first: stairwell doors, riser doorsets, lift motor rooms, plant and comms rooms across six levels of Building 1 and every level of Building 3. Working from the estate’s door condition survey, we priced and delivered the remediation line by line: combination intumescent and smoke seals, intumescent hinge packers, drop down thresholds, ease and adjust, signage, and replacement where a door was past saving. The surveyor’s notes tell you why it mattered: “No BM TRADA peg or certification label seen” is not a sentence any building owner wants on file.
The fire stopping was surveyed by our own team, twelve locations per building: riser cupboards floor by floor, dry risers, tank and switch rooms, gas meter rooms, lift motor rooms. Around two hundred and forty penetration seals went in across the two buildings, fire batt and intumescent mastic applied as fire stopping in accordance with BS 476 Part 20, every location photographed before and after.

Fire door remediation
Roughly eighty common part door leaves across the two buildings: seals, hinge packers, thresholds, adjustment, signage and replacements, delivered from a line by line remedial schedule.
Fire stopping
Around two hundred and forty penetration seals across twenty four locations, fire batt and intumescent mastic to BS 476 Part 20, from basement plant to roof level machinery spaces.
Our own surveys
The fire stopping scope was defined by Gemini’s own December surveys of both buildings, so the remediation was priced against recorded conditions, not assumptions.

Fire door maintenance and penetration sealing certificated separately for each building, with photographic QC throughout.

Three of the four workstreams were completed and FIRAS certificated inside March 2024, with the final fire stopping package certificated in early June: four Certificates of Conformity in all, covering fire door maintenance and penetration sealing in both buildings, each backed by before, during and after photography as the quality record.
The clearest verdict is what happened next. The programme extended across the estate, building by building, and the relationship is still live today with fresh fire stopping surveys and phased works continuing through 2026. Passive fire protection is never one visit; it is a discipline a landmark estate has chosen to keep buying from the same team.
