If you have seen a post claiming that new fire door maintenance rules landed this year, it is worth knowing exactly what is and is not true before you commission anything on the strength of it.

No new fire door maintenance law arrived in 2026. The duty most of these posts describe, quarterly checks of fire doors in common parts and annual checks of flat entrance doors, is Regulation 10 of the Fire Safety (England) Regulations 2022. It came into force on 23 January 2023 and has not changed since.

That does not mean nothing happened. Three genuine things did, and none of them is a new maintenance rule. Two of them are not law at all.

First, what did not change

Two duties are doing the actual legal work, and both predate 2026.

Regulation 10 applies to buildings containing two or more sets of domestic premises where the top storey is above 11 metres. In those buildings the responsible person must check fire doors in the common parts at least every three months, and use best endeavours to check flat entrance doors at least every twelve months. “Best endeavours” is the law acknowledging that residents are not always in: you try, you keep trying, and you record the attempts.

Article 17 of the Fire Safety Order is broader and applies to essentially all non domestic premises. It requires that facilities, equipment and devices are “subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair”. It sets no interval at all. Your fire risk assessment decides what suitable means for your building.

So if your premises are a school, an office, a hotel or a care home, there is no quarterly fire door rule and there never was. There is a duty to have a maintenance system that works, and to be able to show it.

Second, what did change: BS 8214:2026

On 20 March 2026, BSI published BS 8214:2026, retiring BS 8214:2016 (Fire Protection Association).

The change is bigger than a version number, and the clue is in the title. The old standard covered timber based fire door assemblies. The new one covers assemblies of all materials: timber, steel, aluminium and composite, with material specific annexes. Metal and composite doors previously had no code of practice of their own. Now they do.

It also clarifies installation requirements to reduce misinterpretation, and updates smoke control guidance in line with BS 9991, including under door gaps.

BS 8214:2026 is a code of practice, not legislation. Nobody is prosecuted for departing from it. But it is the benchmark an expert will be measured against, and if your specifications, surveys or inspection reports still cite BS 8214:2016, they are citing a withdrawn document.

Third, inspector competence became something you can verify

Also in March 2026, the Fire Door Inspection Scheme became the first UK organisation accredited by UKAS to certify fire door inspectors, under BS EN ISO/IEC 17024:2012 (International Fire and Safety Journal).

The distinction matters. ISO/IEC 17024 certifies people, where other schemes certify products or services. Inspectors must pass practical on site assessment and written examination, meet annual development requirements and be reassessed every three years.

For a building owner this converts a soft question into a checkable one. “Is your inspector competent” has been an awkward conversation since the Building Safety Act 2022 made competence a live legal issue. Now there is third party accreditation behind the answer.

Fourth, the testing standard cliff edge in 2029

Fire door fire resistance has historically been demonstrated two ways: the British route, BS 476-22, and the European route, BS EN 1634-1 with classification to BS EN 13501-2. Both have been accepted.

That coexistence ends in 2029, after which only the EN route will be recognised for demonstrating compliance with the Building Regulations in England.

This is not retrospective, and this is the part people get wrong. You do not have to replace doors because they were tested to BS 476-22. A door that was correctly specified and installed, is properly maintained and remains fit for purpose, stays fit for purpose. The change affects testing and certification going forward. Indeed BS 8214:2026 still references BS 476-22 alongside BS EN 1634-1, which tells you plainly that the older route is not dead yet.

Where it does bite is procurement. If you are specifying doorsets now for a building you will still own in ten years, ask for EN classification.

What to actually check

  1. Confirm whether Regulation 10 applies to you at all. Above 11 metres, two or more domestic premises. If not, your interval comes from your fire risk assessment, not from a blog post.
  2. Check what standard your paperwork cites. Survey reports and specifications naming BS 8214:2016 are naming a withdrawn document.
  3. Ask your inspector what they are certified under, and whether the scheme is UKAS accredited.
  4. Do not commission door replacement on the strength of the 2029 date. Ask instead whether each door is performing, which is a survey question.
  5. Check your records would stand up. Under Regulation 10 the check is only half of it. The evidence that it happened, and that faults were closed out, is the other half.
