Inspected, remediated,
certificated.
Regulation 10 of the Fire Safety (England) Regulations 2022 turned fire door checks into a recurring legal duty, and an inspection is only half the job. Gemini AMPM surveys fire doors, records every defect photographically, and then fixes what it finds under FIRAS certification: inspection and remediation on one contract, instead of a report that becomes someone else’s problem.
What Regulation 10
actually requires.
In residential buildings over 11 metres, Regulation 10 requires quarterly checks of fire doors in communal areas and best-endeavours annual checks of flat entrance doors, with the duty sitting on the responsible person. In non-residential buildings the route is article 17 of the Fire Safety Order: fire doors are fire safety provisions and must be maintained, with the fire risk assessment setting the inspection regime. Either way, the days of fire doors going unexamined between refurbishments are over.
A competent inspection records the things that make a door perform: leaf and frame condition, gaps (3mm to 4mm at the sides and head is the working standard), intumescent and smoke seals, closers that actually close the door into the rebate, hinges, glazing, and the certification evidence (the plug, label or markings that say what the doorset was tested to). Our surveys photograph every door against a numbered schedule, the same discipline our housing association clients see in every completion pack.
Scoped, delivered,
evidenced.
- Regulation 10 programmes: quarterly communal and annual flat entrance checks, scheduled and recorded for buildings over 11 metres.
- Condition surveys: every door photographed against a numbered schedule, gaps measured, seals, closers, hinges, glazing and certification evidence recorded.
- Remediation under FIRAS: ease and adjust, seals, hardware, intumescent upgrades and replacement doorsets, certificated on completion.
- Evidence packs: before and after photographic records your fire risk assessor, insurer and residents’ portal can use.
- Non-residential regimes: inspection frequencies set from the fire risk assessment under article 17, delivered the same way.
From defect list
to certificate.
Most inspection-only providers hand you a defect list and leave. Ours becomes a priced remediation schedule: ease and adjust, seal and hardware replacement, intumescent upgrades, or replacement doorsets where a door is past saving, delivered by the same FIRAS-certificated team that did the survey. At Chiswick Business Park that meant roughly eighty common-part doors across two buildings surveyed, remediated and certificated, a programme that has since extended across the estate.
Every job closes with before and after photographs and, where remediation is carried out, FIRAS certification: the evidence a fire risk assessment, an insurer or a building safety case can rely on. Fire doors sit inside a wider compartmentation strategy, so where a survey turns up failed seals around the frame or breaches nearby, our fire stopping team closes those on the same programme.
Common questions on
fire door inspections.
How often must fire doors be inspected?
In residential buildings over 11 metres, Regulation 10 of the Fire Safety (England) Regulations 2022 requires quarterly checks of communal fire doors and annual best-endeavours checks of flat entrance doors. Elsewhere, the fire risk assessment sets the regime under the Fire Safety Order's maintenance duty, with six-monthly inspection a common benchmark for doors in heavy use.
What does an inspection record?
Door and frame condition, the gaps around the leaf, intumescent and smoke seals, the closer and whether it fully closes the door, hinges and hardware, glazing, signage, and the certification evidence identifying what the doorset was tested to. Ours is photographic, door by door, against a numbered schedule.
Repair or replace: how is it decided?
By what the defect is. Gaps, seals, closers and hardware are usually economic repairs; a delaminated leaf, an uncertifiable door in a critical location, or damage into the core generally means a replacement doorset. The survey prices both honestly so the budget decision is yours, made on evidence.
Who can inspect fire doors?
A competent person: someone with the training and knowledge to judge a fire door against its tested standard. Our surveyors work under the same FIRAS certification discipline as our installers, which means the person finding the defect understands exactly how it gets fixed.
Do you handle the fixes as well?
Yes, and that is the point of the service: survey, remediation and certification from one FIRAS-certificated team. You get one programme and one evidence pack instead of an inspection report waiting for a second contractor.
